Our 8 years journey in the world of Real Estate in Germany has taught us that every project is complex, has different phases and the most important skill is to determine the people to work with. We learned that choosing the right construction company to work with, is one of the most difficult tasks for developers, where any mistake can cost a lot of money.

We have created a network of construction companies from all over Europe, especially Romania, that know how to work in the German market and have had experience doing so. They have a portfolio of projects already finished, have been tested on our own projects and can be a cost-efficient supplier. Together we can navigate the cultural and technical problems and.

What we can offer is:

  • Overview and analysis of all the project stages.
  • Organize bidding between multiple companies, to receive the best offers.
  • Create the right contract between the client and the construction company (check availability of funds, create the right insurance policy for the client, establish the timeline of the project).
  • Develop a professional and efficient relationship between all the parties.
  • Supervise the contract and clarify all the problems.

Because we develop our own projects (new buildings and renovations), we learned to navigate a project in all its stages:

1. Acquisitions:

identifying which plot of land or building to buy and most importantly, how are the prices established and who are the people to work with in this process. An acquisition is first about the right contact with the seller and secondly about the object.

2. Planning:

a crucial step in getting the best out of your project is to find the right architect, who can collaborate easily and respect a clear timeline. This process is both about deciding what is the clear purpose of the project (potential buyers, renting or selling the property, how can you make it easy to manage after the project is ready) and about being very detailed and clear for the construction phase.

3. Permits:

together with the architect, the approvals phase, if well prepared, can be time saving, efficient and avoid problems for all the people involved.

4. Construction:

the right planning will help make this step a cost-efficient success. The construction phase has a huge volume of decisions that need to be made, logistics to secure and people to keep efficient. This stage will take a long time and can make or break any project.

5. Sales:

when steps from 1 to 4 meet the right sales people, your project will show it’s real value and will remain standing for more than 100 years. The buyers need to be helped, to understand the work behind the dry wall. This is a very people focused process and with the right partners, results will always come faster from finding the right clients, securing the right financing and working with a knowledgeable notary.

Our network of partners includes people in all the stages above, people we work with for our own projects. These relationships are built over a long period of time and have generated results for everyone involved.

With five projects successfully completed, we're pleased to report that our buildings stand firm—and so do our nerves! We've mastered the art of turning blueprints into reality, though we're still waiting for our first project that doesn't come with a surprise twist. Here's to many more projects and perhaps fewer unexpected "learning opportunities!"
